Lots, setbacks, road and cul-de-sac follow the Sunset Beach P.U.D. site plan: 40 ft lots, each house drawn at the full building envelope it allows (30 by 70 ft, 10 ft behind the front lot line, 35 ft tall). Year-five sizes and the alternative's sizes are my estimates.
